Registered Architect: NY VT MA PA Michael Phinney, Principal at Phinney Design Group is a licensed Architect, AIA Member and LEED Accredited Professional with over 25 years of experience in architectural design and construction observation services. As the founder and Principal at Phinney Design Group, Michael has organically grown a niche company that has developed a reputation as a thoughtful, responsive and highly creative design firm balanced with great technical thoroughness. Being a leader and pioneer in the sustainable design movement since the mid 1990’s, Mike has the been the team leader on many environmentally sensitive buildings including the first certified green building in New York State in 2001, the first certified green building in the Adirondack Park in 2008, and the first certified “Healthy House” in the Northeastern United States in 2004. Having completed a great diversity of work and project types; Michael’s experience includes building design, interior design, landscape design, land use analysis, and urban and rural planning. Having often lectured on the sustainable design movement, he brings a revolutionary way of thinking to the way people build and develop in today’s society. Being able to work across a diverse array of project types is a skill set very evident in Michael’s work; being an excellent listener while allowing our clients to discover what they didn’t think possible has become a goal for every project the firm is involved with. Having been the Project Designer and lead Project Architect on hundreds of projects over two decades, Michael brings great knowledge, depth, creativity and a passion for design and detailed execution of the project through construction. He has become a mentor and coach for many talented individuals who have added to Phinney Design Group’s reputation and talent over the past fifteen years.

Registered Architect: NY Ed Anker, Principal and Troy Office Director at Phinney Design Group, has dedicated more than 20 years to the programming, design, production of construction documents and construction administration for a variety of project types. He is recognized for his communication and organizational skills, which contribute to excellence in both project leadership and project outcomes. In his role as Senior Project Manager, Ed is responsible for coordinating the efforts of planning, design and construction of Projects ranging from $100,000 to over $30,000,000. As the Troy Office Director, Ed guides our teams in all phases of a projects life cycle from the initial programming through client occupancy. He has developed a concrete understanding of how successful design/construction projects are led and how clients use their finished buildings. Ed takes pride in having managed projects for communities, educational facilities, and municipal clients, which have shaped the region. His down-to-earth nature, positivity, and ability to inspire others are important traits that make Ed a notable business leader. As a leader on Phinney Design Group’s business development team, Ed often attends events, symposiums, and conferences connecting with business leaders and decision makers. Ed is an active member of the Rensselaer County Regional Chamber of Commerce and serves on the board of directors as well as in the capacity of The Leadership Institute Chair for 2019. He also serves as the President of the Board for Raise the Barn, Inc., a not-for-profit arts organization which provides studios and live/work spaces to artists in the cities of Albany and Schenectady.

Jonathan Haynes, a Project Designer at Phinney Design Group has more than 12 years of experience in architectural design and construction. Jonathan’s portfolio is marked by a diversity of design experiences including building design, land use planning, historic renovations and additions, land use analysis, urban planning, feasibility studies, and green building consulting. As a graduate of Syracuse University’s School of Architecture and having spent over a year studying architecture abroad, Jonathan brings a diverse palette and range of experience to both design and construction practices.

Registered Architect: NY Tara Borodin has over 20 years of experience in architectural building design, adaptive reuse and additions, land use analysis and feasibility studies. For over seven years Ms. Borodin has been involved in a wide variety of project types at Phinney Design Group including residential, hospitality and commercial design. Residential projects include custom homes, multi-family housing, the conversion of historic buildings and single family homes. Hospitality and hotel projects include expansion projects, renovations and new construction while working with both franchises and privately owned boutique hotels. Ms. Borodin has had a wide range of experience with libraries, cultural centers, churches, office buildings, tenant spaces, retail stores and market design.

Registered Architect: NY Steven Dodds, a Senior Architect at Phinney Design Group, is a licensed architect, AIA member with over 25 years of experience in architectural design and project & construction management. He is accustomed to working on projects with dense and unusual programs, large consultant teams and complex regulatory environments. He has a wealth of experience working closely with clients and team members in schematic programming, design development and construction documentation for a wide variety of project types, including multifamily residential, education & childcare, religious & cultural institutions and craft beverage production. Always open to a challenge, Steven is no stranger to unconventional programs. He has worked on two new buildings that were to be erected over existing occupied buildings and installed twelve new bells in the tower of a landmark New York City church. He has prepared designs for Jewish ritual baths, a floating boathouse, a new high security home for a world class coin collection and one of the first Passive House multi-family buildings in Manhattan. Beyond the office, Steven has written two books and several magazine articles focusing on tools and DIY projects. He has also served as president and treasurer of a 100 year old residential coop in New York City, shepherding the building through a major exterior restoration. He currently sits on the Board and the Advocacy Committee of the Saratoga Springs Preservation Foundation.

Registered Architect: NY Patrick Piper, Senior Architect at Phinney Design Group is a licensed Architect and LEED Accredited Professional with 35 years of experience in both new construction and renovation projects. Patrick’s portfolio includes a broad range of projects for corporate, government, college and university clients. These projects include office buildings, academic facilities and new embassies for the U.S. Department of State. Patrick is responsible for the technical and production aspects of the project from the design phase through construction.

Marci Phinney, Office Manager at Phinney Design Group has more than 10 years of experience managing the business office responsibilities for Phinney Design Group. She has handled a diversity of responsibilities over the years including Book Keeping, IT Support, Human Resources, Staff Management, Purchasing, Recruiting, and GIS Analysis. Her prior experience with computer technology has proven to be an essential asset to the PDG team, allowing her to manage the IT needs of the company as it has grown over the last 15 years. Marci previously was a GISP accredited Geographic Information Systems (GIS) Manager/Consultant. She has 10 years of experience working for Saratoga Associates where she was responsible for the companies GIS database development and management as well as collaborating with Planners and Landscape Architects to model 3D landscapes, assess visual impacts and develop community-wide planning strategies.

AnnBritt Newey, Director of Interior Design at Phinney Design Group, is a NCIDQ certified interior designer and a Professional ASID and IIDA member with over 20 years of experience in the interior design field. AnnBritt is well versed in extensive remodeling, space planning and design. She has been involved on every project aspect from the design inception to the realization of multi-million dollar commercial and residential renovations throughout London and New York City before returning to her native Saratoga Springs. She has designed well over 100,000 square feet of office space in her career. She is dedicated to listening to the needs and wants of her clients to provide fully customized and individual designs. Her extensive experience in architecture and design enables her to guide clients through the design process seamlessly. She creates refined and unique spaces that meet the goals of her clients. Her inspiration is drawn from her world travel, strong architectural background and her early career exposure to fine European antiques.

Cira Masters-Carson is the visionary Director of Marketing and Business Development at Phinney Design Group, where she combines strategic marketing acumen with a keen sense for business growth opportunities. With over 15 years of industry experience, Cira excels in driving brand innovation and expanding market presence, positioning the Phinney Design Group as a leader in its field. In her role, Cira is responsible for the development and implementation of integrated marketing and business development strategies that align with Phinney Design Group’s overall objectives. Her goals are to increase client acquisition and retention, as well as enhance brand visibility in competitive markets. Prior to Phinney Design Group, Cira held the position of Key Accounts Sales Manager at Hearst Corporation. There, she successfully launched high-impact campaigns for her clients, consistently achieving regional sales goals and quotas. Her deep expertise in digital marketing, strategic partnerships, and data-driven decision-making has been instrumental in fostering sustainable business growth. Her strategic insight, creativity, and leadership skills are complemented by a strong ability to build and nurture relationships with key stakeholders and partners. In her spare time, Cira enjoys contributing to industry publications, and staying ahead of the latest marketing trends and technologies. Licensed Professional Engineer: NY Joshua Galarneau, P.E., is a seasoned Building Construction and Design Professional with 24 years of comprehensive experience in Construction Management, Professional Engineering, and Corporate Real Estate. As Director of Construction Management at Phinney Design Group, Josh leads a team of project managers and site supervisors in delivering high-value, custom residential projects with budgets ranging from $2mm to more than $10mm. His role encompasses all aspects of project oversight, including budget development, scheduling, procurement, subcontractor management, and quality control, while also coordinating closely with architects and interior designers to ensure project success.

Lisamarie “LM” Dapper, Director of Finance for the Phinney Design Construction Management department, has over 15 years’ experience in construction accounting specializing in high end residential homes. In her role she is responsible for managing several client accounts and working closely with the Architectural and Construction Management teams. Her welcoming personality lends to strong relationships with clients, subcontractors and colleagues. She is passionate about the construction process and enjoys being part of a team that brings dream homes and other buildings to life. LM is also dedicated to her community and has served on the Town of Milton’s Ethics Board and countless charitable organizations committees including being a committee co-chair for the Saratoga Bridges White Party in 2021 and 2022, and the committee chair for the Regional Food Bank of Northeastern New York’s Chefs and Vintners’ Harvest Dinner in 2023 and 2024, raising money for causes near and dear to her heart. LM also is a member of the Leadership Saratoga Class of 2024-2025. In her spare time if not climbing mountains in the Adirondack park, LM loves to spend time in the kitchen baking up delicious and beautiful treats all while singing to her family, including her well-loved, spoiled pups.
Christopher Buskey, Director of Operations has 24 years experience working with Development teams to assist with project Proforma’s. Chris has many years working to develop project schedules, project construction budgets (hard cost) and work with design professionals to create streamline / efficiencies in construction type and methods is one of his most impressive qualities. Chris has the ability to perform from a Construction Management approach, a General Contractor approach and Design Build approach.
